Integrated body corporate care
One accountable provider for your buildings, common areas and grounds
We tailor the scope, visit frequency, reporting arrangements and priorities to each complex, its committee and its budget. Coordinated care means fewer contractors to manage, clearer accountability and consistent property presentation.
Common-area & building cleaning
Scheduled cleaning of foyers, entrances, corridors, stairwells, lifts, internal glass, amenities, common rooms, shared facilities and bin rooms. Periodic deep cleans and full building cleans can be included.
Garden & grounds maintenance
Mowing, edging, hedging, pruning, weed control, fertilising, garden-bed care, leaf and litter removal, green-waste removal and routine presentation of outdoor common areas.
Turf & landscape care
Turf top-dressing, soil improvement, repairs, relaying and complete turf renewal, along with planting, garden rejuvenation, mulching and landscape presentation improvements.
Exterior & high-pressure cleaning
Pathways, driveways, car parks, stairways, walls, bin areas and other hard surfaces, plus scheduled external cleans and full building washes where required.
General building & grounds upkeep

Licensed structural landscaping
Fencing, paving, concreting, retaining walls, minor drainage rectification and associated landscape improvements through JDM Queensland Pty Ltd trading as Landscapers Plus.
Structural landscaping works are undertaken by JDM Queensland Pty Ltd trading as Landscapers Plus under QBCC Contractor Licence No. 15308095, subject to licence scope, site assessment and any required approvals.
Flexible ways to work with us
Choose an ongoing scheduled program, stand-alone cleaning, grounds or pressure-cleaning support, or one-off seasonal, corrective and presentation works. A trial service at one complex or a no-obligation comparison quotation is a practical first step with no long-term commitment. We can also assist as a reliable backup contractor.

Established in 2011, JLM supports body corporate communities across Greater Brisbane, including long-standing ongoing service relationships. We hold $10 million public liability insurance and WorkCover insurance, with documentation available.
